Older slabs: moisture first

Garage slabs, old and new, often have no vapor retarder underneath. Even today the International Residential Code, which Michigan's Residential Code is based on, exempts garages from the under-slab vapor retarder requirement (IRC R506.2.3 (vapor retarder exceptions)). Moisture vapor rising through the slab is a leading cause of coatings blistering or peeling, so on an older Wyoming slab a moisture test is worth asking for. ASTM F1869 (calcium chloride) and F2170 (in-slab relative humidity) are the common methods. See moisture testing.

Decades of patches, paint, and oil

A 60- or 70-year-old garage floor may carry several layers of history: paint, patching compound, and oil that has soaked deep into the concrete. Oil-saturated areas can keep a coating from bonding even after grinding. Ask how the installer will test and treat stains. Some will recommend a degreaser, heat, or cutting out the worst spots.

When replacement beats coating

If the slab is badly scaled, heaved, or broken into sections, a coating won't fix it. Getting a resurfacing or replacement quote alongside a coating quote is a reasonable way to compare. Pouring a new slab is construction work that typically needs a permit, so check with the City of Wyoming's building department before you go that route.
